Board Meeting Highlights - November 2022
The SAMLARC Board of Directors held their monthly meeting on November 15, 2022. Homeowners may view the Open Session and Executive Session Agendas for the meeting and corresponding Open Session Board Agenda Reports below.
At the Board of Directors meeting of Tuesday, November 15, 2022, the Board reviewed and took action on the following items:
Ratified the appointment of SAMLARC Member Justin Horey to the SAMLARC Board of Directors to fill the vacated Director position through the 2025 SAMLARC Election, and appointed Director Horey to the Insurance Review Committee.
As recommended by the LFEC, approved two large-scale projects at the Beach Club to protect and enhance the facility’s infrastructure. These projects will be paid for through SAMLARC’s reserve funds, and are expected to take place during Quarter 1 of 2023, while the Beach Club is closed for the season.
- The Beach Club concrete decks will be resurfaced to preserve the decks and increase safety throughout the Beach Club. The Beach Club deck panels were originally installed in 1985; while minor repairs and mastic replacements have been executed over the years, the decks have reached the end of their anticipated service life. The specialized resurfacing material will retain traction when wet, is easy to maintain, and will enhance the aesthetics of the decks.
- The sand along the Lagoon perimeter will be replenished in order to maintain the Lagoon’s resort-style environment and protect the safety of families as they play in the sand. Beginning in 2017, the Board implemented a 5-year replenishment timeline for Lagoon sand; prior to this, the sand had not been replenished since 1985, when the Lagoon was built. Regular replenishment counteracts the effects of heavy traffic, filtration, and inclement weather. The sand is specifically selected for its fineness and will be consistent with the current sand at the Lagoon.
As recommended by the LFEC, approved an electrical meter pedestal replacement project throughout the community. This project will replace eight (8) pedestals that provide electricity to various common areas. The project is anticipated to take place in Quarter 2 of 2023.
All items on the Consent Calendar were approved, including approval and/or ratification of a variety of work authorizations for the ongoing maintenance of SAMLARC assets, as well as contracts with professional service providers.
The SAMLARC Board of Directors is committed to preserving the value, desirability, and attractiveness of all properties within SAMLARC. The next Board of Directors Meeting will take place on January 24, 2023 at 6:00 p.m. at the Lago Santa Margarita Beach Club.
